When this is check.... where could I enter a custom message explaining what needs to be done?
(ie) "to use this form please go here and register first.... etc, etc"

Require user to be logged in

In the form builder, Form Settings > Advanced tab, there is a text box visible AFTER you check "Require user to be logged in" and in that "Require Login Message" is where you would put your code, with a link to the login form. You can use shortcodes here too, if you want.
